Caleb has 25 years experience across the hospitality, office real estate and coworking industry having advised landlords worldwide about how they can use operational real estate strategies to future-proof their portfolios.

Caleb founded the Bold coworking brand and platform, which was acquired by NewFlex who doubled in size during his 3.5 years on the senior management team. He helped AXA IM launch their XCHG coworking brand at 22 Bishopsgate in London and IKEA launch their coworking brand in Stockholm. He’s an award winning podcast host of Brave Ideas Podcast. 

Co-founder & CIO

 Rachel has 25+ years’ experience investing in the commercial real estate, hospitality, and residential sectors, having closed transactions for a value exceeding €2.0 Billion throughout Continental Europe. 

Her expertise covers transaction sourcing, negotiation, structuring, underwriting, due diligence, financing, asset management and asset disposals in the context of value-add and opportunistic repositioning strategies for Oaktree Capital, Carlyle Group, and LaSalle Investment Management.

Ian has 30+ years of hospitality experience spanning across hotels, members club’s, restaurants, bars and nightclubs.

Experienced as a Chief Operating Officer managing and leading teams in excess of 350 employees within the hospitality sector, Ian has created and operated hospitality concepts across three continents. Most notably, creating and operating the Coworking brand ‘Working From_’ for Ennismore (The Hoxton Hotels).

Creative Strategy Partner

Philippa is a commercially driven brand strategist with over 20 years’ experience in trend forecasting, consumer insights, and brand storytelling. She specialises in integrating emerging trends into brand experiences that connect people, places, and spaces across hospitality, retail, and lifestyle industries.

She has worked with some of the industry’s most forward-thinking brands, including Birch, Ennismore, Sessions, and Locke, helping them shape culturally relevant, people-centric strategies. With a deep understanding of consumer behavior and experience design, Philippa partners with businesses to create innovative playbooks and strategic frameworks that drive long-term brand engagement and growth.

People Support Partner

Julia has 20+ years’ experience in people strategy, talent development, and organisational culture, specialising in hospitality, real estate, and creative industries. She is passionate about building high-performing teams and fostering workplace environments that empower people to thrive.

Previously, Julia led People & Culture at Ennismore, supporting the growth of The Hoxton and the launch of the ‘Working From_’ coworking brand. She has also worked with leading organisations to develop talent strategies that drive engagement and long-term success.
